Shell Harbour
Shell Harbour is located on the coast just below Lake Illawarra. If it sounds familiar, or you’ve considered it before, there’s a good reason – according to the Illawarra Regional Strategy, this area has “taken the major responsibility for regional greenfield land releases over the last 30 years”. Because of this, you won’t see any more development on a West Dapto scale in Shell Harbour. Instead, you’ll see smaller, more boutique style releases that fill in the gaps.
Every developer seems to have a piece of Shell Harbour. For instance, Landcom has almost completely sold out Lakeview, but still has land available in several precincts in Woodlands. Landcom is marketing Woodlands on the basis that you’ll already be part of the established Shell Harbour area, and able to make use of the facilities developed by the area’s pioneers.
Just south of Shell Harbour township, in the Shell Cove area, Australand is currently marketing a small release called Oceanic Links. This release is perfect for those who like their golf enough to want to build in a street named Greg Norman Drive. It’s situated between Killalea State Park, and (as the name would suggest) The Links golf course. Like all of Shell Cove, Oceanic Links will benefit from the planned 300 berth Boat Harbour, recently confirmed as being due to open 2011.
Albion Park is 10 minutes west of Shell Harbour’s coastline, and still close to the Southern shores of Lake Illawarra. Miltonbrook has a series of projects in this area. Land has been released within the quiet picturesque valley of Whistler’s Run, whilst Stockyard Creek offers 27 prestige level homesites that are surrounded by the beautiful escarpment, located in a well serviced and established suburb, and are priced from only $170,000. Both developments are a good complement to the nearby Tullimbar Village from the same developer.
According to Miltonbrook, Tullimbar Village will, “set the standard for new development in Australia.” Opened by Bob Carr in October 2006, the town is planned around a town centre, easily accessed by most residents along a network of tree lined streets. The planning is designed to encourage more walking, reduce car usage and create an improved sense of community. Homes are offered for sale on completion or you can purchase land with approved plans. Tullimbar’s architectural style is indicative of the high quality of residential design that is being upheld in this part of the South Coast. The entire area will benefit from this innovative and sustainable development.
