South Of The Border
(Down Wollongong Way)

BY PENNY SULLIVAN

Want to build your own, detached home on a reasonably sized block of land?

Want to live near the beach?

Time to move to Queensland, right?

Don’t buy a plane ticket just yet.

You can find these things in New South Wales. You can even stay close to Sydney. New South Wales’ South Coast has thousands of blocks of land, just waiting for new home buyers.

Where?
Defining the NSW South Coast can be a slippery business. Does it include the Illawarra Escarpment? How far from the water can you be and still be considered coast?
According to the NSW Department of Planning, the South Coast doesn’t actually begin until you’re 140 kilometres south of Sydney, and extends almost to the Victorian border, taking in local government areas like Shoalhaven, Eurobodalla and Bega Valley. By 2031, it’s anticipated that there will be more than 45,000 new dwellings in this region.
However, in everyday conversation, anything past Sutherland enclosed by the Illawarra Escarpment is regularly referred to as the South Coast, including Illawarra, Wollongong and Kiama local government areas.
What makes these areas more intriguing is that even though they’re 80 kilometres from the City CBD, Sydney is slowly inching towards them, bringing with it more job opportunities, educational institutions and motorways that make the CBD a realistic option for a daily commute. There are plans for more than 33,000 new dwellings here in the next 25 years. Even better, 21,700 of these will be detached single dwellings – giving you the option to build your own home with your choice of builder and design.
So, starting as close to Sydney as possible, and heading down past gorgeous beaches, amazing landscapes and idyllic small towns, here’s New Home Buyer’s guide to where you can build on and near to the South Coast.
