Believe it or not, there will be opportunities to build new homes in Sydney’s Northern suburbs and beaches — the big question is how many. From about 2009, keep an eye out for a few hundred lots in Lizard Rock, Morgan Road, Belrose, and before the scheduled release completion in 2012, there may also be a few more blocks for detached dwellings released in the Warriewood Valley Release Area.

The big release planned for Sydney’s North is almost 5000 dwellings in Ingleside. However, the subject areas are not yet zoned Residential, and the whole development is facing local concerns about density and infrastructure. Currently being worked on by both Landcom and Pittwater Council, the next 12 months should bring a clearer timeline for this major release.

More impatient new home buyers who want to live North are going to have to go really far north — meaning the Central Coast. Currently, Landcom is marketing blocks in Watanobbi, and Stockland has a release at Murrays Beach, but by 2031, these will be joined by over 3000 new dwellings, with the biggest releases planned for Hamlyn Terrace and Wadalba.

NORTH WEST
Baulkham Hills, Blacktown and Hawkesbury areas
39,882 Potential Dwellings

Houses and businesses will continue to intermingle in Norwest Business Park, with more land due to be released in Bella Vista. Dwellings will mix with a shopping centre and community facilities in the Rouse Hills Regional Centre — land is due to begin selling in July this year.

Land releases in Kellyville are beginning to sound like a bad television advertisement — but wait, there’s still more! In a massive release, another 6000 dwellings between Windsor and Old Windsor Road are awaiting subdivision in the area referred to as “Balmoral Road” in planning documentation. The next 15 years will also see 4500 new dwellings released in North Kellyville. Before these, a series of smaller releases will continue to be released throughout Kellyville

Across the Old Windsor Road from Kellyville, in Blacktown Council area, even more releases are planned. The first major release will be Second Pond’s Creek (Parklea), where the first of 3500 lots are scheduled to begin selling this year. Also soon will be a few hundred lots in Colebee, Castlebrook, Pipeworks, and along Sunnyholt Road.

The really big areas still need to begin the development process in Blacktown. Between Quakers Hills and Schofields, in an area known as Alex Avenue, 7000 dwellings are planned. Riverstone and Riverstone West will hold another 9000, some of which Landcom is currently working on with the landowners to develop the subdivision and services.

For those willing to wait a little bit longer and live a little bit further out, 600 more dwellings are planned as part of Bligh Park 2.
